Case Study: Spice Warehouse Ozone Installation
Overview:
A leading spice distributor partnered with Oxidation Technologies to implement an innovative ozone-based solution to control persistent odors in its warehouse facility. The system was custom-designed to safely introduce ozone into the air handling system, targeting odor-causing compounds without affecting the quality or integrity of stored spices. This case study outlines the implementation process, the technology used, and the resulting benefits—demonstrating how ozone provided an effective, chemical-free, and environmentally friendly approach to maintaining air quality in a sensitive storage environment.
Glendale Warehouse of Edison, NJ was emitting odors considered to be offensive by close proximity neighbors. The primary odors were garlic and pepper being exhausted by the roof vents. In June of 2009, Middlesex county started to levy periodic fines against Glendale which quickly added up to very large amounts.
Inside the Warehouse
Overview of the Problem:
- Spice Warehouse stores, packages, and distributes spices and other products
- The spice products emanate an extremely offensive odor to the residential and industrial development located as close as 1 block from the facility
- Warehouse is 230,000 square feet
- Ventilation of the facility is necessary to keep the indoor air quality acceptable
- All vented air carries an offensive odor to the local area
- The local area is filled with other industries, housing developments, and busy roadways
- Complaints were coming from the local community about the odor problem
- The county health department was levying large fines against the warehouse for the odor
Warehouse is in an industrial and residential area
Proposal:
Glendale Warehouse contacted Oxidation Technologies in July to implement a solution ASAP. They initially only wanted to focus on the odor exiting the exhaust stacks. Oxidation Technologies designed, built and installed a turnkey ozone generation and distribution system which was fully operational by August 21.
Oxidation Technologies utilized the warehouse space as a contact chamber to reduce a majority of the odors. A PVC distribution system was installed into each room within 2-ft of the ceiling. 80% of the ozone production was distributed to the rooms, through the PVC distribution system, with the remaining 20% being directed at the exhaust stacks. Each room incorporated an ozone sensor to terminate ozone distribution if the ozone level exceeded 0.10 PPM (OSHA 8-hr limit).
Oxidation Technologies Solution Used:
- Ozone gas was used within the building at low levels to maintain an odor free environment
- Low ozone levels (0.05 – 0.1 PPM) were maintained in the building at all times
- The building was made up of 5 individual rooms
- Ozone was applied to the 4 main areas , the last area was a sealed cooler and was not a contributor to the odor issues
- The areas within the warehouse were broken up as follows
Room #1 = 33,000 Square Feet
Room #2 = 45,000 Square Feet
Room #3 = 60,000 Square Feet
Room #4 = 80,000 Square Feet
- Four regulated ozone outputs were used to control the ozone level in each room
- Four additional ozone outputs were used to inject unregulated ozone flow into the exhaust stacks
- Any un used ozone flow for the rooms was diverted into the exhaust stacks, the ozone system operated at 100% capacity at all times.
- All ozone equipment including the air compressor was placed on one skid for simple operation and installation

Results:
After installation, odor inside the facility was significantly reduced with workers reporting improved air quality and less irritation to their eyes and throat. Additionally, Glendale Warehouse has not received a single complaint from neighbors or a fine from the county. In fact, Middlesex County has informed them that standing fines will be reduced because of Glendale's diligence in quickly solving the odor problem.
- After the ozone system was implemented the odor directly next to the building was almost completely eliminated
- The county health department praised the spice warehouse for the amazing difference in odor emissions
- Due to the improved air quality inside the warehouse the vent fans could be slowed down to recirculate less air
- Air quality inside the warehouse improved creating a better work environment for the employees
- Fines and odor complaints were completely eliminated after installation of the ozone system
